Delivery Methods

Pre-Construction

As your Strategic Partner, the Pre-Construction Phase is the first step in identifying your project’s goals and associated risks. During this phase, we will provide advisement and help create a strategic plan for the project’s budget and schedule, create a design and secure permits or entitlements. Swift’s project team will gather the labour and resources required for a smooth transition into construction. 

Design Build

A Design Build project provides owners with a single point of contact for a project's design and construction phases. Swift’s project team will provide valuable insight into the design regarding constructability and value engineering, and together, we can create cost-effective solutions and variations on the design and materials.

Construction Management

Construction Management, or CM, is a fixed fee delivery method where Swift’s project team acts as an extension of the owner’s staff.  When Swift is chosen as your Construction Manager, it’s in our best interest to meet and exceed your goals for the budget, project schedule and quality of construction. Once the Design is complete and the budget is established, we may enter a Stipulated Price Contract or Guaranteed Maximum Price. Depending on the characteristics of the project, Swift Builders and the project owner may continue under the original Construction Management agreement.

Guaranteed Maximum Price - GMP

A GMP is a cost-based contract where the Swift and the owner enter a fixed price to manage the construction and a fixed percentage for overhead and profit based on an agreed-upon scope of work. Swift would be responsible for cost overruns and must deliver the project at the agreed-upon budget, even if costs for labour and materials if the original project scope is maintained. If your project is completed below the GMP established price, the project owner will pay the related cost of the project, not the GMP total.
